The article on Tuesday in the Daily Reflector concerning home sales was a little misleading.
In April of 2010, Pitt County’s Multiple Listing Service had 1134 active resale single family listings. A year later, for May 2011 there were 793, that’s a 43% reduction. From April 2010 for the last twelve months there were 1100 homes closed and for May 2011 twelve months back there were 793 homes closed. That is not a great stat but we are at least selling what we are listing.
In single family new homes there were 181 active listings in April 2010 but in 2011 there were only 122. For the twelve months ending April 2010, 320 new homes were closed and in May for the twelve month period 205 were closed. The 2010 closing for both were affected by the 2010 tax credit. We have a 12 month supply of resale’s and about a 7 month supply for new homes.
My point is that we are holding our own with the number of homes on the market. In 2007, we averaged 155 resales per month. This year we are only averaging 66, so a small increase in monthly sales would quickly reduce the supply. In new homes, we were closing 67 per month in 2007 compared to 17 this year. A small increase in new homes sales will lead to a shortage of new homes.
Greenville’s economy has not changed its dynamics that much since 2007. We all tend to feel the malaise of a national economy when in fact we are in much better shape than many parts of the country. When you combine this with the fact that homes today can be bought at 2003 prices with interest rates as low as we will ever see, this makes homes so much more affordable than in the past. The difference in a $200,000 loan at 4.5%, the current rate, and 6.5% is $250 per month or over $90,000 for the length of the loan. With interest rates and price, it is a good time to buy a home especially a new home.

SNOW HILL — Buzz Shackleford stepped on the tee box at the third hole at Cutter Creek Golf Club earlier this week, took a swing and watched his ball sail over a pond and into a gravel-filled pit — exactly where he wanted.
By this fall, that landing spot will be plush, green grass, as will the rest of the some 220 acres taking shape into what Shackleford vows will be "eastern North Carolina’s premiere golf course."
The anticipated opening date is Oct. 1.
"We are well on the way to opening this golf course October 1," Shackleford said in an interview in the Cutter Creek sales office. "We're moving — fast." Read More
